Pre-Purchase Inspection (Buyer’s Inspection)
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Clear View Property Inspections, LLC will inspect the structure from foundation to roof, including electrical and plumbing systems. During the inspection, the inspector will be making notes on the condition and operation of each component tested. Before you purchase a home, please call us. We will help protect your investment or sale with a thorough home/property inspection. We will help you know the condition of the property you are considering buying, and give you the confidence you need to make an informed decision. Clear View Property Inspections, LLC wants to help you feel confident about buying your new home.
Pre-Listing Inspection (Seller’s Inspection)
Are you thinking of selling your home? A Pre-listing inspection, also known as a pre-sale inspection, will alert you to potential conditions that may deter or delay the transaction. An objective, realistic evaluation of your property's condition will be of great assistance before placing it on the market. Knowing what problems, if any, are likely found with the home will help you deal with them in a way that keeps the transaction moving along smoothly. Pre-listing inspections can be very useful if you are not entirely familiar with the current condition of your home. While the home may look great, it may have serious technical, safety, or functional issues present without your knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose any issues found in the Inspection Report.
Annual Home Warranty Inspections
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
New Home Inspections
New home inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the builder. The inspection should be scheduled just a day or two before your final walk through with the builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you.
Multi-Unit Housing Inspections
Multi-Unit Housing inspections encompass apartments, condos, and townhouses. These inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.
Commercial Property Inspections
Clear View Property Inspections, LLC inspects commercial properties to assess the condition and risks for buyers, sellers, managers and lease holders. This enables them to make informed decisions. Commercial inspections are completed for properties like apartment complexes, motels, office buildings, retail stores and warehouses.
